Quality of Life for Workforce

Bellingham has approximately 2,700,000 square feet of office space. Demand for office space comes from small local start-up, growing businesses, and companies relocating or opening satellite offices primarily from Seattle and Vancouver BC. Based on quality of life and affordability, a recent trend for companies in Seattle is to open smaller offices in Bellingham. Western Washington University also plays a part by providing young talent to the local workforce.

Office Sub-markets

Downtown (CBD)

The downtown central business district (CBD) has the greatest concentration of office buildings in Bellingham. The CBD offers some trendy options for urban office space. Many of the buildings downtown were built in the early 1900’s are offer an abundance of character. Typical building sizes range from 5,000 SF to 20,000 SF with several buildings up to 90,000 SF in the Bellingham Towers Building.

St Joseph Hospital 

The PeaceHealth Medical Center and St Joseph Hospital are the largest employer in Bellingham and Whatcom County. Most of the land surrounding the hospital has been built out, so there are few opportunities to develop new buildings in the sub-market.


Located in north Bellingham, Cordata has a high concentration of medical and institutional office buildings. The PeaceHealth medical group has created an outpatient campus in Cordata and several other care providers have located in this area over the hospital. Cordata is also home to several tech businesses and growing office users. This area does have vacant land that is available for development of new office buildings.

Squalicum Harbor

Primarily owned by the Port of Bellingham, Squalicum Harbor features newer office buildings. Many of the buildings in Squalicum Harbor offer bay and marina views. There are limited opportunities to purchase buildings in this area, but several of the buildings are on long term land leases and are privately owned.

Barkley Village

Barkley Village is one of the few true urban villages in Bellingham. For office users, Barkley Village has become the financial hub in Bellingham. Nearly every bank and credit union in Bellingham, has a branch in this area. Most of the office buildings in Barkley Village are 4 stories with street level retail and office space above. This is an area where land is available to be purchased for the development of new office buildings.

Northwest / Birchwood 

Birchwood is an area northwest of the CBD. Surrounded by residential single family homes and multi-family, this area mostly features smaller standalone office buildings. The majority of the office users in this area are financial and professional services.

Meridian Corridor 

The Meridian Corridor is primarily a retail hub in Bellingham, however there are several office buildings located behind the street front retail. Additionally, there is some institutional office in the Meridian Corridor.


Fairhaven is one of the most popular locations for office users in Bellingham. There are very few buildings that become available for sale in this area and the land is mostly all developed. Given the popularity of the location, Fairhaven has some of the highest office lease rates in Bellingham.
