Different Office Building Locations in Bellingham WA

There are many different locations for office space available for lease in Bellingham. The primary general office locations include Fairhaven, the Central Business District in Downtown Bellingham, Bellwether, Barkley Village, Peace Health, Guide Meridian, Bakerview, and Cordata.

Office Space in Fairhaven – The Historical District

Fairhaven is the southern most area of Bellingham and features a blend of historical and modern office space. Originally developed in 1853, Fairhaven has retained the historical feel over the last 150+ years. In fact, the neighborhood is considered a historical district and has rules that restrict flashing neon signs and construction standards that are inconsistent with the brick exteriors of past centuries. Most of the office space in Fairhaven is located above the tourist street retail space. Nearly all the buildings in Fairhaven are between 2 and 5 stories. Once challenge with office space in Fairhaven is the parking. Fairhaven currently lacks a public parking structure and relies solely on off street parking. This is a situation that needs to be addressed as the popular neighborhood continues to expand upward.

Downtown Bellingham Office Space – The Central Business District

Downtown Bellingham is currently in a state of revitalization. In the 1990’s Bellis Fair Mall was built and siphoned a large percentage of the street retail away from downtown. This caused a bit of a ripple effect and caused increased vacancy. Today much of the street retail has come back and is continuing to expand. There are many buildings with office space currently available downtown at reasonable lease rates. Downtown Bellingham also has a public parking structure and several public and privately held parking lots available with hourly or monthly rates. Another amenity offered in the southern portion of downtown is the view of Bellingham Bay. There are several buildings between 2 and 7 stories that feature southerly views of the bay with the San Juan Islands as a backdrop.

Bellwether Office Space and the Port of Bellingham

Nearly all the waterfront in downtown Bellingham is owned by the Port of Bellingham and leased or private held on land lease. Some of the office space for lease at the Port of Bellingham has use restrictions favoring marine related businesses. Most of the retail office buildings owned by the Port of Bellingham has access to the waterfront and breathtaking views. Some of the office space is located directly adjacent to the pubic moorage in Squalicum Harbor. This makes for an incredible impression for businesses that want to make a statement with dock access to a corporate yacht out the doors of their corporate headquarters. On the east side of the waterfront is Bellwether which features a hotel, street retail, large underground parking structure, and some of the nicest office space available in Bellingham.

Barkley Village Office Space Available

Barkley Village is located in east central Bellingham off the Sunset freeway exit. Barkley Village is a 250 acre urban village with mix of office, retail, and residential space with over 900,000 square feet of buildings. Anchored by Bellingham’s cinema and Haggen Grocery store, Barkley Village is the established financial district in Bellingham. Most of the major banks and credit unions have set their roots along Woburn Ave as their regional headquarters in Bellingham. In addition to financial office space, Barkley Village has also become one of two satellite locations for medical office space. While Barkley Village lacks an accredited surgery center, there are many family physicians and medical specialist that have set up offices.

PeaceHealth Medical Office Space

The PeaceHealth St Joseph’s Medical Center is the only hospital in Bellingham Washington. There is a very limited supply of medical office space for lease in Bellingham near the hospital at this time. Nearly all the adjacent land parcels zoned for medical office space have been built out and the PeaceHealth Medical Center is so full that they are in the process of reorganizing their patient flow to maximize every square foot of their medical center to make room for new medical office space tenants. Guide Meridian Office Buildings

There are several office buildings located along the Guide Meridian north of downtown. These offices range from specialized medical and dental buildings to general professional office space. A couple of the larger and more notable office buildings are Pacific Meridian Plaza and Squalicum Business Park. Pacific Meridian Plaza is a four story 40,000 square foot office building located off Westerly Rd and Guide Meridian. The Squalicum Business Park is comprised of 5 buildings on 5.58 acres with 90,000 square feet of industrial, retail, and office space.

West Bakerview Rd Office Space

The commercial corridor along West Bakerview Rd, which runs between the Guide Meridian and I-5 is the newest area of commercial real estate development in Bellingham. Costco recently anchored a new shopping center off I-5 on the north side of W Bakerview and has brought a wave of new retail and office development. Located on the corner of Eliza and W Bakerview is Bakerview Square, which is a 125,000 square foot mixed user center featuring retail and office space for lease.

Cordata Office Space in the Cordata Business Park

The Cordata Business Park is located near the West Bakerview development and is also located in an expanding area of Bellingham.
